What Is Roof Decking?

Roof decking (also called sheathing) is the structural layer of plywood or OSB (oriented strand board) that is installed over the rafters or trusses and serves as the base for underlayment and shingles. It is what everything else is nailed to. Without solid decking, a roof cannot be properly secured.

Most modern homes use 7/16" or 5/8" OSB. Older homes may have plywood sheathing or board sheathing (individual planks). Each has different repair characteristics.

Signs of Deck Damage

From Inside the Attic

  • Soft, spongy, or crumbly areas when you press on the underside of the deck
  • Dark water staining on the deck surface
  • Visible mold or mildew growth
  • Sagging or bowing deck between rafters
  • Light visible through the deck (small gaps or holes)

From Outside or at the Exterior

  • Shingles that appear wavy or uneven, following deformations in the deck below
  • A roof surface that visibly dips or sags in areas
  • Soft spots when carefully walking on the roof surface
  • Exposed or damaged decking visible at roof edges

What Causes Deck Damage

  • Prolonged water intrusion: The most common cause. Leaks from damaged shingles, flashing failures, or ice dams that remain unaddressed allow moisture to saturate the deck repeatedly, causing delamination and rot.
  • Poor attic ventilation: Trapped heat and humidity in an under-ventilated attic can cause condensation on the underside of the deck over time, leading to gradual deterioration.
  • Age: OSB and plywood have finite lifespans. In chronically wet conditions, deck failure can precede shingle failure.
  • Storm impact: Tree limbs or debris can puncture or structurally damage the deck.

Decking Repair Costs

  • Individual damaged sheet replacement during tear-off: $70-$120 per sheet installed
  • Partial deck replacement (localized damage): $300-$800 for typical minor damage areas
  • Full deck replacement during reroof: $1,000-$3,000 additional on a 2,000 sq ft roof
  • Board sheathing repair on older homes: Higher cost due to labor complexity

Ask your contractor before the job begins: "If you find damaged decking, what is your per-sheet charge?" Responsible contractors include this in the written contract. Unpleasant surprises on deck charges are a common complaint on insurance jobs.

Frequently Asked Questions

What are the signs of damaged roof decking?

In the attic: soft or spongy spots, water staining, mold, sagging, or daylight. From outside: wavy or uneven shingles, visible sags, or soft spots when walking the roof.

How much does it cost to replace roof decking?

Typically $70-$120 per sheet installed. Full deck replacement on a 2,000 sq ft roof can add $1,000-$3,000 to a roofing job. Get the per-sheet charge in your contract before work begins.

Can I reroof over damaged decking?

No. Damaged or rotted decking must be replaced first. Installing shingles over rotted decking is a code violation and results in a roof that will not stay secured in wind.
